This week Compass completed its merger with Anywhere Real Estate, swallowing Coldwell Banker, Century 21, Corcoran, and Sotheby's into 340,000 agents under one roof. The largest residential brokerage on the planet. Zillow launched Zillow Preview, signing Keller Williams, RE/MAX, and Home Services of America to show listings before MLS activation. eXp Realty cut syndication deals with Realtor.com and Homes.com. Two mega alliances formed in days fighting over who gets to show your house first. Not who gets you the best price. Not who negotiates the hardest. Who shows it first on their app.

While they fought over distribution a father of three in Cooper City Florida used ChatGPT to sell his home. Pricing, marketing, scheduling, negotiations. Showed the home to 15 buyers. Five offers. Sold in five days for $954,000. That was $100,000 more than what every licensed real estate agent told him. His reason? They lacked confidence in their own pricing. A chatbot had more conviction about the value of his home than the professionals.

That is not a technology problem. That is a competence problem. And not one of these mega alliances is solving it.

There are now officially more sellers than buyers in the United States. How is a market than at any point in the past 13 years? That's not a prediction that number came out today. 46% more sellers than buyers. The widest gaps since they started tracking it. And the middle of this, a man in Florida used chat GPT to sell his home for 100,000 more than every agent he talked to said it was worth. If you're thinking about selling your home, this is the most important thing you need to understand right now. The industry isn't paying attention to you. I've been in this business 27 years. I've watched every cycle. Every shift, every new thing that was supposed to change everything. And what just happened in the last seven days is totally different. Compass, the brokerage just merged with a company called Anywhere Real Estate. The company Olds, Coldwell Banker, Century 21, Sotheby's, and Copperin. To combine, they now have 340,000 agents. That's the largest residential brokerage in the world. The Zillow launched a new product called Zillow Preview. It lets certain brokerages display listings on Zillow before they even hit the NLS.

Keller Williams signed on. Remax, signed on. The next AXP Realty cut a deal with realtor.com and homes.com. So now we have 2 mega alliances fighting over one thing. Who gets to show your house first? Now, who gets you the best price? Not who negotiates the hardest? Who's markets your home so well? The buyers fight over it. But who gets to show it first? On their website, on their app. This is a distribution war. It benefits companies. It doesn't actually benefit you at all. You know what benefits you? An agent who can walk into your kitchen? Look at your home and tell you exactly what it's worth. And why it's worth what it's worth? With conviction, with data, and with a story that makes sense. The Florida guy said the agency talked to lacked confidence in their own pricing. Well, that's a problem. Not which portal shows the listing first, or whether the human being representing you actually knows what they're doing. They're 46% more sellers than buyers right now. That means if you list your home.

You're competing with every other seller on your street. In your neighborhood and in your zip code, the agents who are going to win in this market are the ones who can differentiate your home. Who can create demand? Who can market it so well? The buyers chose your house over the one down the block. The agents who are going to lose are the ones who stick a sign in the front yard, throw in the MLS and pray. If you're thinking about selling, there are three things I would want you to look at before you hire anybody. Number one, ask them to explain your home's value in a way that makes you feel certain. Not some printout of three comps, a story and narrative. And if they can't defend the price, defend the price with conviction, well, neither will a buyer. Number two, ask them what they're going to do. That the agent down the street won't. If the answer is I'm going to put it in the MLS and Zillow, that's actually not a strategy. That's the bare minimum. Every agent does that for what else? Number three, ask them who they represent. You are the buyer. Because of the same agents trying to represent both sides, their loyalty is divided. And in a market with 40% more sellers than buyers, you can't afford a divided loyalty.

Your home is probably the largest asset you own. Equity inside its real money. And in this market, the margin between a great reset and a mediocre one comes down to who's sitting across the table from you. Make sure you choose carefully. It's your equity, your rules.
