1:35
Hey, there folks, Dan Frill.
1:39
Here, start my, as I read, and I had cataract, some cataracts things done yesterday.
1:44
But I got to ask you a question.
1:46
If you wanted to buy a house in 2026, would you even know where to start?
1:51
Okay, so here's a prompt to this video.
1:53
Well, I did a live event about a year or so ago, and what happened was my son, he was
1:58
looking to buy his first house, and I'm like, okay, if it wasn't for me, what would you
2:03
He's like, I'd probably Google it, and I'm like, oh, come on.
2:06
Well, just about a week ago, I had Pastor Ross.
2:08
He's a great friend of mine.
2:09
I used to be on Christian radio for like 15 years in Chicago.
2:13
He called me up, and he said, okay, my daughter's, she's buying a house, and we need some help.
2:17
So I was like, okay, and he's like, it's been a long time since I bought.
2:21
I know now that, you know, who pays the realtors and how's all this work?
2:26
So that's what I thought I'd do another live event to help you guys today help him.
2:31
And where do you go from here?
2:32
If you're looking to buy a house now, there's a disclaimer I want to give you guys.
2:35
I'm not here to talk you into buying a house.
2:38
I don't really think everybody should buy a house.
2:41
So if you've decided, yes, it's time for me, maybe my family to buy a house, where you
2:45
know somebody interested in this, you know, have them reach out, subscribe over there.
2:49
But let's get to today's channel.
2:51
I'm going to give you all the links you guys need below to follow me.
2:54
We're going to basically just methodically go through this platform, and I won't want you
2:58
guys to understand by the time we're done, kind of least where to start, what to focus in
3:03
on, and some of the areas that we're really going to touch today.
3:05
So you might not even thought, okay, I didn't really think that was a big deal, but it might
3:10
So let's get over to it.
3:11
The first thing I do every day, and hopefully if you join me here, you're following
3:15
Hopefully, we go over, and my goal each day is to help you guys understand what's going
3:24
on those and the wise behind it.
3:26
But today, I want you to understand where do you get rates, but before we go there, that's
3:32
kind of the last thing we really need to worry about, because if you can't qualify,
3:36
maybe your credit's not good enough, maybe you don't make enough income, you might think,
3:40
okay, I can buy that house, but maybe you can't.
3:43
And I'm going to give you a whole bunch of tools.
3:45
Check down below, I change everything, I couldn't do it free anymore because it had everybody
3:51
So if you want to contribute a dollar, you can down through there, there's everything
3:54
that we're going to go over today is down below, a couple of calculators, you pay for,
3:58
it's a dollar, sorry, you can't do it free anymore, you got kind of tagged.
4:03
But there's, I'm going to give you all the free links to the things that you can focus
4:05
in on here right now.
4:06
So let's get to this in a second.
4:09
Here's the tools I want you guys to use, one of the tools is right down below.
4:13
This is going to give you all the calculators that we have.
4:15
I'm not here to sell you these things, okay folks, you can reach out to me, I can probably
4:19
send you these for free somehow.
4:21
But here's what I want you to understand.
4:23
Before you start focusing on rates, because most people are like, okay, what's the best
4:28
You have to focus, do you qualify?
4:30
Okay, so let's go down the first piece of the puzzle I want you guys to understand.
4:35
If you've decided to buy a house, what I want you to do right now is write down some things,
4:40
and these are the most important things you need to focus in on.
4:43
One, what's your credit score?
4:46
What is your real credit score?
4:48
You probably don't know.
4:49
You might know, okay, DiscoverCard sends me this thing bill each month, and here's my
4:55
You know, you have probably 36 or more credit scores, okay, here's how it works.
5:01
Your credit score is, there's three different repositories.
5:04
There's TransUnion, there's Equifax, and there's Experian, okay.
5:09
Each one of them has a whole subset of numbers, okay, so let's just take TransUnion, you
5:13
probably heard of that.
5:15
TransUnion has, let's say, three different models.
5:18
It might be A, B, and C, okay, so they have three different models, and under each one
5:24
of those models are subcategories.
5:27
So for example, they have a class A category, then under class A, there's an insurance credit
5:35
There's a mortgage credit score.
5:37
There's a credit card insurance score, and I think there's a car insurance score.
5:44
So when you add it all up, there's probably 30 to 40 different credit scores.
5:47
So which ones do you qualify with?
5:49
Well, here's a tool that I created this site years ago.
5:52
I'm going to point you to some free stuff, because I don't like spending money just like
5:57
If you really want to know your true credit score, just go right here, okay, it's going
6:00
to send you the credit, it's sesame or credit karma.
6:03
Don't sign up for any of the bells and whistles.
6:05
The free stuff's good enough.
6:07
Just sign up for it.
6:08
It'll send you alerts for offers on things, and it'll also tag you saying, hey, your credit
6:14
So sign up for the free system.
6:18
Now you've ever heard of, you know, they start talking about, and if you don't, let
6:22
me, let me know down below, they were talking about using different credit models over the
6:28
Let me see if you guys can hear me, okay, let me know if you guys can hear me, okay,
6:33
So they have two different systems.
6:37
One is what's called your FICO credit scores, okay?
6:40
That's really what us as lenders we use, okay, when you're getting a mortgage, you need
6:44
to know your FICO score.
6:45
Well, there's other systems out there that are called like Vantage credit scores.
6:50
That's like a credit model just to understand how credit works.
6:54
No lenders at this point are using that system that I know of.
6:57
Now, I think they passed it where you could use it, but it still hasn't been implemented.
7:02
So everybody uses your FICO credit scores.
7:05
So how do you get your FICO credit score?
7:07
Which one is the mortgage one?
7:08
We'll go right through here.
7:09
This is going to get you right through here.
7:10
And again, folks, it'll work.
7:12
My system, I have banking software in the background that holds me from doing this.
7:16
I should have probably checked it before.
7:19
You can even check it out for 30 days.
7:22
I'm not here to say these things.
7:23
I'm just letting you know these are how credit scores work.
7:26
So if you just want to get the free report and when you schedule a consultation with us,
7:30
if you're looking to really go to the next step, you only say, Dan, my credit carmer,
7:35
my free credit scores X kind of give you an idea where we go from there.
7:39
So that's the first piece of the puzzle I want you to look at.
7:42
What is your credit scores and what are you working off of?
7:44
And the reason being is if your credit scores are too bad, you're not going to qualify for
7:48
So it doesn't matter what you make, how much money you have in the bank, anything else.
7:52
You have to know your credit scores.
7:56
Step number two, we're going to go over what's your budget?
7:59
Can you afford this?
8:00
Well, most of the people that apply for a loan, they don't really get that, okay, what
8:11
Because I think I can afford that amount.
8:15
So here's a budget app that I've used for years and this is probably the biggest thing
8:22
I think this description is down below.
8:25
How much can you put aside?
8:27
What really fits in your realm?
8:29
Because even though you think it might work, look at your overall budget and you might
8:34
be able to say, okay, I can pinch there.
8:37
I didn't realize that one.
8:38
I can move with that.
8:39
So these two tools are going to give you a credit score.
8:42
Then also budgeting.
8:44
What can you focus in on maybe paying off to get your credit scores up and you can focus
8:47
in on these through the systems?
8:49
So now you know your credit scores and your budgeting.
8:53
My credit score is great, Dan.
8:58
What program do I fit in?
9:00
I'm going to worry about rate yet.
9:02
What programs do I fit in?
9:05
Well, let's get over to that piece of the puzzle.
9:10
This is in the calculators down below.
9:12
It's basically how much you can afford when you're buying a house.
9:17
So here's simply how it works.
9:18
I created this actually for, we just hired in, we actually just double our staff.
9:24
The response you guys are giving us right now is fantastic.
9:27
So we've increased our staff by like two or threefold.
9:31
So here's what I created to help them understand all the programs that we have.
9:34
So what I did is just so you guys know who I am.
9:37
I'm actually a mortgage lender advisor.
9:40
I always call myself.
9:41
I've been doing this for 35 years.
9:44
I love educating you guys.
9:45
So then you can say, okay, I love what you have to say and then give us a shot.
9:50
See if we can help you with the mortgage.
9:52
We hired these everybody in and they're like, you know, they don't know a lot of the programs.
9:55
And so I put together this, this system that has every program that we have to offer.
10:00
And who I am is I work at a bank that I'm licensed in all 50 states as well as Puerto Rico.
10:04
But the cool thing is we're set up with almost 40 other lenders.
10:08
So we can offer you their loan programs, their rates.
10:11
And the reason why is some loans, some banks, some credit unions have very unique programs.
10:16
So I created this system.
10:18
Here's what it does.
10:19
And this is where I want you to really now focus in on, okay, I know my credit scores
10:24
are good enough so that I know I can also budget myself.
10:27
So now let's start narrowing it down.
10:29
What's program do I fit into?
10:32
And then we're going to next go over to what's my total payment?
10:35
You might be shocked what your total payment comes to because a lot of people think, okay,
10:40
My loan payment is, you know, $2,500.
10:42
You realize now you have taxes, real estate taxes, you have to pay on top of that.
10:47
All owners insurance, we'll go to that in a little bit.
10:51
And if you didn't put 20% down, you need what's called PMI, mortgage insurance.
10:56
So this is what this tool do.
10:58
So let me just kind of do a brief explanation of this.
11:01
So when you call in, hopefully you've already run all these tools and said, Dan, I'm dead
11:06
on with, you know, I want to go with an FHA loan.
11:09
My credit score is this, this is why I'm going to go that route.
11:13
But we might also sit there and say, wait a second.
11:16
There may be other reasons we go with different programs, but let me just show you how this
11:21
And again, email me or send me a text down below or a comment down below.
11:25
I'll try to put a promo code down here so you get all these for free.
11:28
I'll see if I can kind of back load the system somehow.
11:31
But here's what I want you to do.
11:33
Go in here and put in what your income is.
11:35
Let's say this person is making $75,000 a year.
11:38
Well, let's say they're in California, so you've got to make a hundred grand out there
11:41
just to buy a house.
11:43
If you're here from California, chime in down below.
11:45
I'd love to hear from you.
11:46
So make a hundred grand.
11:49
So I got a car payment, it's 600.
11:52
I got two credit cards and I'm about a hundred bucks a piece.
11:56
And then I got a student loans, about a thousand bucks a month.
11:58
So I got a thousand dollars in other debt, not your cable bills and things like that.
12:04
Things that would be on your credit report.
12:07
And again, go back to one of those free systems.
12:09
It's going to show you all this stuff that's on your credit or make sure you check out
12:14
those credit reports again.
12:16
I realize 80% of people's credit data has something wrong.
12:21
You might, I remember I bought my first house out of a Sears build that said I was delinquent.
12:24
I've never been delinquent ever in my life on anything.
12:28
Then I'm going to buy a house and they're like, oh, you're $10 short.
12:31
It was a subscription fee I had from years ago and I'm like, I don't know, whatever.
12:35
So make sure your credit's accurate.
