The Springfield Stock 101. Welcome to the show, everyone. My name is Nick Reed. It's Friday. We've got Friday Road Show underway.
Today, doors open on air light is on here at none other than scramblers. Just so you aren't caught off guard. I think something's wrong. My name's Tuesday. We're going to have some fill in guests taking a couple days to help some family members out with stuff. Nothing bad at all. Just moving stuff and so anyway, that's what I'm going to be doing. Just give your heads up. Sarah will be here. So fear not. And who is going to be doing the show this? I was going to ask you. Do you want it to be like a surprise?
No, I don't care. I'll just tell you. We got Darren Chappell filling in on Monday. And then old James Clary will be there on Tuesday. All right. And then you will be back on Wednesday. That is the plan. I should be without any trouble. So that'll be just a little different programming Monday, Tuesday, but solid nonetheless. Of course, James every Saturday has a show as does Sarah Myers. That's true. Every Saturday at 10 a.m. If you want mediocre radio, boy, howdy. That's where you find it.
Big cell. Big cell. You don't want anything too exciting or too intriguing. You want just a little razzle. Do you know what you're going to be talking about? You know, I was looking through different articles. And I found all kinds of different New York. Stuff with me. I'm donny. So I think I'm going to touch on that. And I know you him. Well, yeah. So it is. I think I'm going to touch on some of that. And then I pulled a couple of others. Just a Kamala Harris making those stupid videos out there.
She's such an idiot. I pulled the audio for that. So this is where she's in front of a gas station going on about the gas prices. And then, of course, everyone is just in response posting pictures of what gas prices were when she was in the White House. And they were higher today or than they are today, which again, how remarkable is that I've noted this even the comparison to out in California, where per gallon California, the government makes more money than the evil oil.
The oil industry does. And I mentioned that because Gavin Newsom has made posts about the evil oil industry jacking up their profits. And finally, some of these companies are fighting back. They're like, you actually take more money from the consumer than we do per gallon. But with whether it's the Newsom gas prices or the Biden gas prices that Trump can be responsible for the escalation of this war in the Middle East with Iran.
And it's managed to do it still with gas prices not going as high as Gavin Newsom has made them on a normal day out in California, or the Biden administration made it during their term without a war.
And so I don't really know that that's a real bragging point on their part. Yeah. So anyways, I have that audio. Alright, excellent day.
Well, let's see. We've got weather coming up. Let's go ahead and jump over to the latest news update from the Ozarks for studios.
I'm Bayley Stroll. We now know two tornadoes touched down in the Clinton area as part of the severe storms that move through Wednesday evening.
They dealt damage to as many as seven structures. Thankfully, no injuries were reported at least one building was completely destroyed.
And an elementary and intermediate schools rules were damaged, causing the district to cancel some in person classes today for some students.
Several power poles and large trees were also knocked down, causing damage to homes.
Keep an eye on the forecast and stay tuned to color 10 as more storms are expected along and north of I-44 Friday night.
If you're a fan of classic cars, you have the opportunity to see historic Corvettes on display in Springfield at the Expo Center this weekend.
It runs Friday from nine until four over 80 classic Corvettes will be there Bayley Stroll Ozarks first.
And the first alert forecast from Ozarks first meteorologist Tom Schmidt sponsored by St. Clair of the Ozarks home improvements.
Today, we'll see a slight chance for scattered showers, otherwise cloudy skies with a high near 82 tonight showers and thunderstorms with a low around 45.

I'm fantastic. How do you thought about it? Well, I did. I thought you know what? There's the auto response and I know he deserves more than that.

But no, I do. I feel great doing great. So we don't know if it's true or not. No, it is. I that was the pause.
Okay. Thinking about. Yeah. No, that's true. That's true. Absolutely. All right. What's the latest greatest? I mean, latest and greatest.
So the one I ran stuff is definitely calming down. It's really kind of helping out interest rates. Getting back to where we were about the end of February.
So it's been a little bit of a recovery on that. But things are going better. Market is kind of exploding. We're getting a bunch of people that are jumping off the fence.
So if you're thinking about selling, don't know when to do it. Definitely reach out and talk to us and kind of just get a game plan for that.
Talk to Emily, you know, kind of on the specifics there. She's a great resource. Value-wise as of homes and stuff. I have some tools that are pretty accurate.
But she's going to have kind of the best today for the market. But still seeing sellers do a lot of seller concessions.
It seems like everybody's really wanting to play ball and get deals done. So it's going good. Awesome. Well, I don't know that I really have follow up questions on that.
It's just a nice little package you delivered. Yeah. Appreciate that new companies going great. Like I said, last time one of the main reasons to go down there was because we get more support.
Our team doesn't really need support. Qualification-wise or stuff like that. But if we've got a rush deal, it has to happen.
It's not a take a ticket. You know, wait here back for me. All the corporate offices down in Texas and they literally go next door to one another and say, hey, Alex has a scenario. Let's get this done.
So it's been great. Definitely liking the the fuel of everything rates are a little bit better than last company as well.
I'm having a lot of clients kind of reach out and see with the rates. You know, it doesn't make sense to refinance a lot of equity in homes right now.
Having some people that need to pay some stuff off. Right. And, you know, the economy is kind of tough right now.
We get a lot of market news and news in general kind of makes it seem like everything's going great. People are struggling out there. Sure.
So we're doing everything we can to try and help on that side of things.

A lot of people don't necessarily know the origins of the city of Springfield going after hotel of terror. And it really centers around this Jordan Creek renewal project.
And the cities love once they get a hold of most cities or this way. Get a hold of your money. They just like building things that they, you know, somebody will come along and they'll say, hey, you know, look at this rendering of this really awesome giant green space.
Oh, and look, you can see in the little AI rendering here, all the people walking around having a good time and really enjoying one another and imagine that here in our community.
Wouldn't that be awesome? And you could be part of it. And they get them really excited about it. And they just all get on board. And they do, they live in their bubble.
And I understand this is just a human nature thing where you are surrounded by other people who also think it's a good idea wanted to happen. And so suddenly it becomes an absolute no brainer.
And anyone who stands in the way is completely unreasonable. And they're trying to quote stop progress. And you know, it's just this has been done a thousand plus times over in any community run by human beings.
And this Jordan Creek renewal project in Springfield is one of them and hotel of tears in their way. And what by all appearances occurred is once they got all of this underway, you're the very beginnings of it. They thought, oh, we'll just we'll get that taken care of. We'll get that thing torn down.
We'll get it moved. We'll do something not realizing that the owner in the community were like, no, wouldn't you know, I mean, if you want us to move fine, but you you have to pay for it, not looking to make money off it.
Pay for it. And at one point, it appeared as if there was an agreement with a dollar amount, but after that agreement, then the city was like, oh, by the way, you have to add a couple of elevators, you have to do this.
Almost as if it's hard not to look at it as if they sort of bait and switched him so that they could imminent domain him instead of having to pay for it.
Because to come along and the entire good faith effort is to fund them, the, you know, to fully fund the movement of the facility.
But then afterwards start jack putting all these requirements on it that jack it up millions and millions and millions of dollars. I mean, no reasonable person looks at that and said in the private industry, if someone did that, they would be sued. They would go to jail.
But you know, government, of course, is allowed to behave in ways that the average citizen is not.
Now, I bring this up because this is not the only business that is suffering due to this wonderful plan to renew, quote, renew Jordan Creek.
Although for different reasons, and there's a story in the news leader about this, particularly focusing on an art gallery that is just actually down the street from hotel of terror called fresh gallery.
And how because of the city's construction down there as part of this renewal, it's, it's really destroying this private business.
And part of the article notes that Boonville Avenue on which fresh gallery is located has been closed since late October and is expected to remain closed until late June or early July, Jennifer Hyde, an artist herself owns and is curator for fresh gallery.
She said since construction on the project began, the gallery has seen foot traffic drop drastically, the gallery which has been around for 15 years displays and sells fine art created by local artists and host guest artists.
So exposure to visitors is vital to support the gallery itself as well as the artists who contribute to it.
Last year, fresh gallery was named the best art gallery in Missouri and in the top 20 in the United States of America by the art or the American art awards.
So while in like a lot of you, I've driven by it didn't realize the significance of it, probably most of you aren't even aware of it because that's not part of your your daily commute, your daily patterns.
But I would imagine it's probably a surprise to a lot of people that this was deemed to be the best art gallery in Missouri and top 20 in the entire country.
Hyde told the newsletter when you reduce the visibility and the access of all those things for a group of artists who are trying to make their living at this, it reduces their income by that much because there's nobody coming in that's buying art when traffic is down our goal has been to help the artists retain and create their value within the collective community.
The art is no less valuable just because our audiences sort of unable to get to us. It doesn't devalue the art with fewer eyes on the gallery walls.
She said it has been painful to see some artists have to sell their art elsewhere where it may not command the same price simply to make ends meet.
Artists pay a fee for wall space so unless traffic means fewer sales it begins to be harder to justify the continuous investment she said.
She went on to note being at the epicenter of construction is not only made foot traffic nearly nonexistent but also means noisy equipment passes by the front door constantly the space which prior to construction saw special event interest grow is no longer appealing for parties quote we can't draw the people into the building because of our gross and messy the experiences just even driving into the area.
We're all hide said she supports the project and acknowledges that the efforts to beautify and bring more activity to this part of the downtown were long needed and ultimately are likely to help the gallery thrive but in order to make it to the other side she said the city could have done more to assist local businesses.
Barricades to close roads include businesses open signs Kristen Millham the city senior communication coordinator said the city also has moved lighted message boards around to encourage traffic to the businesses.
She said outreach is impacted businesses and efforts to accommodate them during closure has been ongoing but hide said those efforts were insufficient.
And had suggested pedestrian maps to help those on foot navigate how to get to the other side of construction. She also hope the city would offer stipends to the impacted businesses to be able to cover bills as profits plummet but instead said that the city only offered a loan program quote it doesn't feel fair to have to go into debt to sustain our existence here throughout something that we did not create she said.
While Malam and boomville is still on track to be reopened mid summer hide said being cut off from pedestrian traffic for the most active months of events and festivals attract visitors will her quote everything that happens downtown we're not just proverbial on an island anymore like I used to joke about we're like actually the far away island where there is no fairy and it's too far to swim.
The entirety of the project remains generally on time and on budget Malam said or millam said I'm not sure I pronounce her name so I apologize though to make up some lost time in the construction schedule the city is working with Missouri State University to move forward with the closure of Phelps Street to finish installing stormwater box culverts across the E factory parking lot.
Renew Jordan Creek is scheduled to be complete in late 2026 a total price tag for this phase of the project sits around 38 million dollars and is being funded by a plethora of taxpayer funded venues or conduits such as grant funds pandemic relief funds and local allocations including 6.5 million in special obligation bonds.
And the story goes on to just talk about how they're asking for support and and there's a go fund me page set up and so forth in order to try and help that art gallery as a business make it through this renewal Jordan Creek project you know as opposed to just having to shut down and not making out the other side.
Now there's just a couple of notations on this one fully acknowledged that listen there are at times needed infrastructure upgrades that inevitably and unavoidably cause headaches for businesses if there is some absolute critical infrastructure need that takes place.
And it's right in front of a store or you know it blocks some sort of entrance some of those things are unavoidable.
But there there tends to be this acceptance particularly when it comes to government infrastructure projects that speed and time is not an issue and and just this.
Overall attitude that well this is just the way it is to businesses oh we'll put up a sign for you.
And it's perceived increasingly by small businesses as if and again this is part of the problem Springfield has that as a small business owner they are the absolute last priority.
That the bare minimum is done in order to help them survive whenever they are facing potential you know just closure due to something that the government has decided to do.
And you know there's this sense that listen we understand this sort of thing has to be done.
Even if we come out on the other side we may be better for it but since you're choosing to do it could you at least give us some sort of lifeline of and this is where priorities come in of all the taxpayer dollars that are used.
So this business owners like maybe they could give us some of these tax dollars to help float us through to pay the bills.
Some people may say here we go again try you know the tax dollar flow issue it is a matter of priorities and you know it's like if this woman were a footbridge apparently she'd have no trouble getting millions and millions of dollars in order to stay open.
This project itself millions and millions and millions of dollars.
It's a different situation but the attitude and approach is the same and that is small business owners in Springfield are just nothing but a hassle.
They're in the way of the city's quote progress and they will throw money around left and right have these listening sessions because we got all this extra pandemic money help us figure out how to use it.
We got a footbridge over here that we should have you know it's just millions and millions and millions and millions of dollars at times seemingly without even an idea of how to use it because they have so much yet when it comes to business owners that pay taxes arguably too many taxes that bring revenue in.
We talked about one of the big selling points for the convention center was all of the people that would come in from outside of Springfield and be spending their dollars.
You guarantee a hotel of terror brings people from outside of Springfield and I guarantee you this gallery brings people from outside of Springfield and yet when the city just seemingly that that's the one category that they aren't willing to throw money at and it's just this repeated pattern.
Also I can't help but point out the irony of the fact that this Jordan Creek renewal project is being partially funded by the emergency COVID funds which what was the whole point behind all of those.
It was to help small businesses survive during a period of time that due to unforeseen circumstances they can't open their doors or their foot traffic is greatly diminished so the taxpayer dollars.
They were actually meant in order to help a small business like this survive an anomalous situation are being used to fund a project that is instead going to potentially shut her down.
How's that for irony and government of course Springfield's talk 101 I'm Nick Reed.
Hello everyone welcome to the show we're talking earlier before we go to traffic here with Alex Caricker and any reference Emily Johnson and noted just you know with I mean I feel like for years now we've been talking about the ups and downs of the housing market and just so many unknowns that are out there and and the housing market like any market really there's a speculatory component to it.
And so you know people may rush to put their homes on the market because of a perception regarding interest rates perceptions regarding the economy not and when I say perception obviously that suggests not what's happening today but what may happen tomorrow and you do have the interest rate the home loan component to this but Emily Johnson whether it's home buying our home selling is also instrumental in this because she is on the ground every single day when it comes to the marketplace.
And she recognizes the reaction that the marketplace is having and what it may very well have in the future and so it's important to talk with her because so often when a person is determining whether to try and sell their home or buy a new home it's based off market conditions or what we perceive as market conditions but you and I aren't every single day in the mix of it.
We're not on it every single day dealing with it and so we clearly don't really truly understand what's going on and she does.
And so that's why it is important to not make those decisions based off of what's on the news based off of what your neighbor says based off of what social media says but the actual source and that would be Emily Johnson House Theory Realty.
So all your home buying home selling use her as a resource. She's not one of these that has no interest in talking with you unless you're ready to put a sign in your front yard that's not how she operates.

Good way to characterize that. I like it.
We we clearly have a problem in this country when it comes to illegal immigration, though the border parts solved.
In fact, outside of an atomic bomb, I don't know that so quickly a major problem has been solved as the US border problem.
That was like two weeks.
It was such a quick turnaround and there have been so many other things that have occurred since then.
It's easy to forget what an insanely incredible turnaround that was.
A previous administration that was allowing tens of millions of illegals come into this country,
including people on tear watchlist, including human traffickers, including rapists and murderers knowingly.
All the time claiming that there was no way to fix it without congressional approval.
Oh, Congress Republicans are responding. We have to have legislation.
And then when legislation didn't pass because the legislation that was proposed actually just legalized much of the illegal immigration.
They blame Trump claiming that Trump stopped Republicans from passing the legislation so that the Biden administration could not hail it as a victory.
And the whole time Trump was noting this legislation is not needed.
And he got elected and then no legislation passed and within two weeks that border shut down, shut down.
Think about the years we were told that that could not happen.
And it serves a dual purpose in terms of education.
And one, it showed us that Trump was telling the truth when he said this is something I'm going to do.
But it also showed us, frankly, how easy it was.
I mean, on one hand, Trump deserves credit for doing it.
And on the other hand, it didn't take a mastermind to get it done.
It took just enforcing the current laws.
So what that instructed us to understand is that it wasn't in competency on part of Democrat.
It wasn't that it was some sort of really difficult problem that Donald Trump was able to somehow figure out based off his vast experience as a business man.
As an entrepreneur, it was easy, which lets us understand the fact that this was, it was deliberate.
You think about the number of people who have died unnecessarily because of this murdered rate.
You combine that with the fact that we also have a real problem in this country dealing with crime anyhow.
Aside from even if we didn't have a single illegal immigrant that also was a violent criminal in this country in Democrat run areas in particular in this country, you see these flash mobs.
You see these teenagers that take over the streets.
You see oftentimes police just stand back and they don't do anything because they're essentially instructed not to buy their chief of police.
They're appointed by a liberal city council in Portland and Chicago, wherever it may be.
And then you've got about 90% of the crimes, the violent crimes being committed by less than 10% of the people.
And it's because they're let out over and over and over again.
And they know that they're going to be let out over and over and over again.
It's gotten to the point many of them openly mock the people arresting them saying, you know, I'm just going to get out again.
So when you combine these two problems, it puts people's lives in danger and these are all policy decisions.
The example of this is popped up in Jefferson County, Missouri.
And there was a couple of local citizens who won in particular that noticed there was an individual that was going around.
They were looking for cars to break into.
So they confronted this individual and held the individual and called police.
So we got a guy's trying to break into cars out here.
And so the Jefferson County Sheriff's Department.
He was turned over to them.
And it turned out that the individual was named Oliver Valet Ray-Mose.
And is in a legal and not supposed to be in this country here illegally.
Apparently, the Jefferson County Sheriff's Department released him anyhow.
Days later, that illegal walked into a local massage parlor, physically attempted to rape the owner worker of the massage parlor.
And if not for the fact that her husband walked in while it was occurring, in all likelihood would have succeeded.
He was obviously very physical with her and in order to subdue her was striking her across the face, broke one of her fingers, horrifically violent sexual assault.
Without question, completely unavoidable.
100%. This is happening all the time.
Shane Wilkinson, and this is coming to light because of Shane Wilkinson, who has posted about it on social media five days ago.
And he posted this as in high-rich Missouri, which must be within Jefferson County.
I'm not familiar with high-rich.
Jefferson County is a St. Louis area.
And he notes, we caught a guy breaking into cars.
We turned him over to police.
He's illegal and was let go.
The next week, he beat an attempted to rape a masseuse.
The assault and attempted rape happened the day before yesterday.
This was again posted. I believe five days ago.
We have to get our local law enforcement the resources they desperately need to deal with this problem.
This is becoming an epidemic nationwide.
He has a video posted and he notes, watch the video after catching and breaking into cars.
I use the minimal force necessary to entertain him until police arrived.
Then look at the screenshots of what this guy did following the following week after being released.
I didn't think it was going to go this far.
A figure he would be in jail and deported before something like this could happen.
Feel free to share spread the awareness.
This is not some far off land.
This is here in Missouri.
And it is real.
If we don't do something soon, it will impact every town in America.
Please pray for the lady and her family.
And the police report itself.
It's very graphic.
Now I mention this being St. Louis, the St. Louis area.
And so yeah, it's easy to default to, well, Democrat-run area.
I wanted to share with you the political party and names of the elected officials in Jefferson County.
Some of which, by the way, will have nothing to do whatsoever with law enforcement.
But it gives you an idea, actually, of who runs that county.
The assessor, a Republican, auditor, Republican, Circuit Clerk, Republican,
County Clerk, Republican, County Executive, Republican, the Collector, Republican,
prosecuting attorney, Republican, Republican, Ministator, Republican,
Republican, Republican, Sheriff, Republican, Treasurer, Republican.
This is a quote, solid blue county.
And it has been, I think since about 2010.
It used to be more heavily Democrat, but for about 15, 16 years or so,
it has been solidly Republican in terms of elected officials.
Now, again, obviously, a vast majority of those people, they have nothing to do with law enforcement.
But the point I'm trying to make here is that particularly in Missouri, we have a Republican problem.
And, you know, states like Florida and Tennessee and Texas, while they obviously are going to have their problems,
they're not absolutely perfect.
Increasingly, we see the results of a Republican party that does not often operate in the way that the Republican party claims that it operates.
And when you have a county, and I'm sure there's all sorts of reasons that they had to do this,
you have a county that's run fully by Republicans, you have citizens that catch an individual breaking into cars,
and that individual over to law enforcement, that is somebody that's illegal and they turn them right back out in the street,
unless in a week later, they're caught trying to rape a woman.
And even though, and like I said, according to the police report, she was banged up pretty badly, broke her finger, busted up her face,
and her husband walked in preventing the rapist from successfully, fully raping her.
It doesn't mean it's any less traumatic, and that is a trauma that that citizen has gone through because of a decision to release somebody back into the community that was in this country legally,
that was committing a crime when they were, when he was caught by citizens.
This is the sort of thing in which there needs to be a, it's just unacceptable.
And I think in Missouri, we need to, again, be really aware that this isn't just a Democrat problem, and that's because we live in a state in which Republicans have this comfortable majority,
and so oftentimes you get this laziness, if you will, of principles and or oftentimes elected officials that have the principles of Democrats,
but they feel they have to run as Republicans, and so they get on the ballot that way and get elected that way.
I don't know which the situation is. In Jefferson County, all I know is regardless.
This should be unacceptable, but apparently in Jefferson County, it's not.

Now I want to note the story I was talking about earlier, Gateway Pundit also has a piece on this.
I'm not sure of any other media outlets. I would think local media would cover this if they haven't yet covered it, and they do refer to the individual as an alleged illegal alien, which got me to thinking.
How do you prove someone's illegal when their entire identity is based off of lack of information?
Do you know what I mean? How do you prove you're a citizen? Well, here I got some ID.
What by nature of being illegal, you don't have any.
So it's sort of a weird situation there, but nonetheless, as I mentioned, we really do have its combination of problems.
One, it is the illegal immigration issue and a political party that puts all of their support behind criminals who are in this country illegally, including violent criminals.
We talked last, I kid you not.
So we talked Monday, Congress from Burleson, and I think Darren Chappell, I think Curtis Trent, or the number of elected officials, that maybe this was two weeks ago, but on the steps of the courthouse here because of that illegal,
who had tricked a 14, 15 year old kid into being ambushed and murdered because he was a witness in some sort of crime.
And you would think that the pro-illegal immigration crowd would be like, well, yeah, clearly we don't support that sort of thing.
There were protesters there not protesting against the illegal charge with murdering this 15 year old kid protesting against the idea that we should do something about this problem.
This is a real serious problem.
So the combination between Democrats supporting just illegals who are in this country committing violent crimes and usually seros hand-picked Democrat DAs that support criminals overall, who is it that falls victim, who is it that gets screwed over, who is it that isn't being represented, and it's the law-abiding citizen in this country.

Representative Anna Polina Luna, last night, told CBS News that the Arizona Senator Rubin Galego, who's Swalwell's best friend and former presidential campaign director, who suddenly had no clue whatsoever that Swalwell was this kind of guy,
is apparently implicated in some real problems here.
And she's alluded to the fact that there was another individual that could be caught up in including in terms of sexual allegations and so forth.
And last night on CBS, she revealed that that is the individual she's talking about, that US Senator.
It's not funny, but it's sort of is if you've seen any of this guy's interviews, I mean, he acts like somebody that got caught in the act that is very, very nervous about it.
You know, you see something like, well, clearly they're guilty.
I mean, they are not hiding this well at all.
And some people would argue, hey, listen, if you're innocent and you're accused of something, you can act that same way.
Yeah, sure, that's true, but the guy does not do himself any favors when it comes to his behavior and answering these questions.
