During college, I started buying real estate, and I started making money, money equates with success, and then if he'd rego, I would start getting custom suits, and have nice stuff, and they built a nice house, and bought a G4, I was an asshole. Until I got kicked in the face. All right guys, we are here in Miami with Mark Shapiro out his beautiful office, just lost in ping pong to one of your employees. Thanks for having me though. You know what? He can't win. He can't beat anybody, and he beat you. That's a bad sign. We're going to have to put that up on the, no you get a rematch after this. We'll have to rematch. To be fair, I asked who the best one here is, and he stepped up, so I thought he was good. No. I'm pretty good. Adrian, you are pretty average. Damn. So that means you're nice. No, no, but I can, I can play tennis. A lot of similarities, right? Yeah. You playing a lot of sports these days, are you taking it, taking it easy? I have decided that I'm going to get back into tennis heavily.

I was playing pickleball a lot, and then I backed off because I had a little tweak in my leg, and then now I've been going back and playing more. The pickleball courts in Miami Beach are a little weird because there are a lot of little clicks there, even though you can just put your paddle in and get a game like that. That's the difference between tennis and pickleball. You have to have a set game at Flamingo Park in on the beach, and then you'll play all the time. You can't just go there and play pick up tennis. It's very different. Yeah, interesting. A lot of politics involved, sounds like. It's just people coordinate, and I would rather play tennis because I really like to run, and I still can run at almost 65. That's impressive, man. Well done. I know you used to play football. I did. I did. Yeah. You don't really get that much slower when you get older. You get a little slower,

but you can still move. Yeah, pickleball is cool, but I like feeling like I'm working out. You know, I don't feel that way after pickleball. It gets hot and vague. It's like it gets here. Yeah. So obviously you get a sweat, but it's not like you've actually ran or done something. It's just quick bursts of movements. So that's what slow-titch, switch, or fast switch. I think that's slow. Fast switch is sprinting. Okay, so those little movements, I don't know how much you actually expand in the way of energy. I really don't. Yeah, so you spend a lot of time on real estate these days, too. Since we started Spiro Capital, I have been totally engrossed in growing out our students' successes, and we did last year. We did two real estate deals. Personally, and we will continue to do those. We have our very set metric of what we do.

We don't buy a deal unless we're buying it as an off-market deal. We won't pay retail. It's philosophically a problem that I have. And we're going to continue to see much more opportunities. We'll see more opportunities here. Vegas, the market has to come include. Do you're optimistic? Yeah. Yeah. I had a guest come on recently one while he said the market real estate is going to crash. I agree with you. Who is that? Chad Peterson. Tell him what does he look like. Uh, middle-aged man, brown hair. No way, was it? I have so many, yes. Bald, yeah. Bald, yeah. Do I know him? Chad Peterson? Probably not. He's a new. You only react to like the bigger dogs. You know it's funny because I don't know who I'm reacting to. And then I'm reacting to this one guy, the guy that bears himself in the box. Bears himself in the box. Right? He buried himself in a box. Was that Mr. Beast or? Is that Mr. Beast? It's a kid. He's a kid. It's a kid? Yeah. Who buried himself in a box?

You guys give him so much content. They don't even remember. Then the first video I did with Christian, which was Grant. And I reacted to it. And that video just that day it blew up. Yeah. The day he dropped it, he did, we did it by a pool. He did the edit. He dropped it. And I was getting ready to come back for Shabbat. So on Shabbat, which is Friday night, it's sundown, to Saturday night, 25 hours later. So it's an hour after Saturday night, sundown. I turn my phone off. Okay. And just connect with God with the Shabbat. Chris goes, when you turn your phone back on, you're going to have a million views on it. And what did we have? And 400,000. Nice. Was that the one where he said a home is a terrible investment? No, he said that you should be ashamed of yourself if you make 400,000. Oh, that was a good one. And my focus was that what about the teachers that are shaping our whole

world? What about all the civil engineers that make everything go? What about the fire department, the police department? People, I'm not going to say people at Motor Vehicle because it can be pretty frustrating going to Motor Vehicle. But all the people that build out the infrastructure in our society are very under compensated and also underappreciated. So I took to that and we recently just made up he and I. Oh, really? Because we know each other. We made up when we were in California. He came over and Glenn Stern was there. I think Glenn did undercover billionaire. And I had never met him. I met him. Ty Lopez was there. And Grant came over. Glenn called him and a minute I came back in the room in the green room. He came over. He goes, Mark, let's talk. And I'm like, all right. And he said, look, we shouldn't be fighting

with each other. And I said, you're right. And I said, if I took any shots at your wife and your kids, which I didn't, I would apologize for that. I said, you and I don't see the same way. But I don't want to have a beef with you. So as a gentleman, I'm sorry if I offended you. And he said, look, we don't need to agree on stuff. But we sure need to stick together because this is a really weird space. It's very different than real estate. This is much harder than real estate. Social media is so much harder than real estate. Real estate is data. Understand the data. Now, take the data and build out your model. And then decide if that's something that meets your investment return criteria. Then go acquire it and then operate it and execute on it. So it's super linear business. Social media is not a linear business. It's like all over the

place. Very simple. And it's just weird business. Yeah. It's easy to fall in too much into it to when you're tracing views. You kind of lose yourself a little bit sometimes. You know, I don't think the views translate to dollars. No. I know so many people with views with followers that are broke. It doesn't directly translate. You have to make additional efforts and really cultivate your audience. Yes. Yeah. We change. I don't know if you look. Do you watch any of our stuff that we do? Yeah. Your stuff pops up a good amount on my feed, your reaction videos. You're really good at those. So we are doing, believe only one reaction a day, more motivation and because I didn't really realize that I could actually motivate people and more long form giveaway content. So people actually understand the basics, the complicated side of real estate. And I don't know how

it took us so long. We just on YouTube hit five million subscribers. Damn. And not enough five of five thousand five thousand five thousand five thousand five thousand. And they have a channel called Sister Snacking and they eat food. And they think they have 40-something thousand subscribers on YouTube. And they're all over the place. Yeah. And I'm always like, how do you guys not get fat? They're like, that we just take a bite of the shit. That's a hot genre of the mukbang stuff or whatever it's called. People just getting on camera. Yeah. And it's cool because their mom, Susie and myself, I love the cook. She love the cook. And Madison, who's our middle daughter, Madison really took the cooking. She started with desserts and then she really, and so she'll cook. They've done a cookbook.

And then that this year they made Forbes 30 for 30. Nice. So I spent all my bucket list. I only got two years left. You're not on 30 for 30. Not yet. I've been trying every year since 22, 23. How do you get on 30 for 30? What is the definition of it? I don't know, but you have to be under 30 and you have to be doing things. And there's different categories. So I want to do the either the business one or like the social media one. But yeah, I got two more years left, man. So we'll see. It's 24 months. Yeah. Did you make those different ones? It's like 50 under 50. There's 40 under 40. Have you ever made one of those? I've never done any of that. Back when I was really young, I made the developer of the year before I was 30. Just pure, pure luck. And it has nothing to do with your success. It has to do with somebody putting you in the right place in front of the right people. Yeah. Now, I don't know if Forbes, you know, if that is very different. So

yeah, community is important, right? Networking and connections. Yeah. You've done well with that. Yeah. Well, that's what real estate is. It's all relationships. Real estate is when your deals are going great. You got to be with your lenders all the time. And when deals are going bad, you got to be with your lenders all the time. And if any real estate developer from the greatest developers to the biggest developers in the world, take Silverstein property. So Larry Silverstein who owned the Twin Towers, I think he bought them or he bought the lease two weeks before got hit. Damn. Well, he got insurance. He got a double insurance. Wow. Yeah, two claims. They litigated and litigated litigated. And they settled the first. And then they settled under a confidential agreement on the second. So I don't know if he got the whole thing. But obviously he rebuilt that whole place. And it's pretty amazing if you've been there.

Yeah. Then you've got the guy that owns the Dolphins, Steve Ross. He's one of the bigger developers in the world. And every one of these guys has had hard times. Because you just, you go through it. Yeah. And that's, that's really more, that's more defining moment in your life is difficulties. All of you guys, during the pandemic, I bet got really hit, right? The great financial crisis could build, couldn't do anything. Hit. And the interest rates too, right on top of that. And the best thing is I always say this that if you all bank $10 million in your borrower, when you own 100 million, you're the partner. And they're never going to let you fail. They may take their pound of flesh, but they're going to help you to maintain where you are. They're going to help you to get out of your own way. And they're going to keep you working because

they do not want to own the property. That's the last thing a lender wants. That's what Trump was doing with his casinos, right? Trump is either you love him or hate him. I love him. Either, you know, I don't agree with everything he says. But from a business standpoint, when he took the casinos through bankruptcy twice, bankruptcy is a finance tool. That's all it is. People look at it as a negative tool or look at it with a negative connotation, but bankruptcy is a technique in financing deals. So when we buy a note on a bad deal, we buy the debt. The debt we put into an SPE, which is a single-purpose entity. We then put another smaller asset in it because you need two assets in a single-purpose entity to get what's called a cram down, which is to take the debt and cram it down to a smaller amount. Otherwise, the court won't

recognize it. They'll look at it as a single asset entity and they'll just discharge it. When you have two in there, then they look at it as a workable entity. And then we go through the process of, okay, the building is worth a hundred million, but there's two hundred million in debt. And it can carry seventy-five, and the court will help us to shave that down to the seventy-five. Wow. And it's through that process that gives you the lift where you bought the note, and that's the biggest upside on the deal. And the deal could be worth two hundred million, but currently it's not until the debt's recast. That is interesting. Wow. That's how all the big developers, I tell you make money and either you do these new construction, all this crap you see, and you're pre-selling. And then you use the deposits to build it because you can use the deposits here for hard construction costs. Or you go out and you learn how to buy debt. And that's a strategy

you followed. I think the biggest deal I ever did, which was a six thousand unit portfolio in Texas, we bought all the debt. Wow. Okay. And I had a hedge fund out of Greenwich called Contrarian. That worked with us. And that deal was sixteen different assets, all multifamily, all over the state, in all different places, all different levels of performance. And we were able to give two of the properties back right away to the lender because we want them. And then we were able to renegotiate on four of the deals that had debt with a housing authority. And we actually walked in with our whole team with all the key boxes. It was more metaphoric to do it. Okay. Put them on their desk, big-ass conference. And we said, we're out. We have no liability.

They're your properties. And as we started to walk, their general counsel said, you guys want lunch? And the lunch turned into an negotiation, turned into fresh capital, turned into stabilizing the deals, and turned into some money. Wow. I love negotiation. So that story is really cool. Yeah. In any deal you're in. Yeah. Yeah. Absolutely. If you want to negotiate from a good percentage of strength. Oh, yeah. Yeah. Because I think some people are a little too desperate and you can sense it off them sometimes. Yeah. You can spot it quick, to be honest, on people. You know, it's funny. That's one of the things that we teach our students who have, they don't have any experience. They have very limited capital and they have very limited credit. We help them get the credit. We help them get the capital. And then we take them to the process and we remind them that if the deal doesn't work, if it doesn't fit our box, next deal, if it doesn't fit next

deal. And we use the analogy that deals are like buses that come along every five minutes. And they do over and over and over again. You just have to be a disciplined investor. Warren Buffett, who is the guy that the prudent investor? Who prudent? Who wrote that book? Benjamin Graham. Intelligence investor. Benjamin Graham. Yeah. So Benjamin Graham wrote this book and this is who Warren Buffett modeled his philosophy after. And he is, but Graham said that you have to decide what your return is and you model your deal to get that return. Okay. And then you stay focused and that is with tunnel vision. That's all you do. No, his book was, I think, a thousand pages, but that was the essence of the book. Dan read it back in college. Well, now we got Chachi BT to summarize it.

I just actually downloaded that on my iPad. Oh, you just got it right now. I did. I think it isn't it for a while. It's a game changer, man. Yeah. Yeah. It does definitely. Summarize books, summarize podcasts, all sorts of stuff now. Yeah. Yeah. AI's here. Oh, yeah. Absolutely. This day. It's real. Yeah. And it's going to take over every aspect. I don't even understand how I get my car and it tells me work is 14 minutes away. And then it tells me this little place I like to go on the beach, port the saga and get eggs and coffee and a chain cube and toast. It says port the saga. Okay. Or I go one way and I'm heading to crunch to the gym. I don't even know how it knows that crazy. I'm a creature of habit. I had, it knows where I'm driving. It's crazy. They're going to be driving you soon. If you're self-driving cars, I think so. I think so. Yeah. They just got to Vegas. Crazy, man. They're all over California. Yeah. Bro, California. I don't know who it was. We were chasing after a car.

Oh, you were there? No, no. When we were at mega success, we were driving. I don't ride, Rob, Rob, that car's driving itself. He's like, no way. He's like, no, there's somebody in it. I'm like, no, there's nobody in it. It's driving itself. There's somebody in the back seat. He finally got over there. He goes, this is fucking crazy. Yeah, the Waymo, right? Yeah, Tesla's are going to be doing it next. Yeah. What are they? I think they're jaguars. Is that what they're using? I don't know. They're struggling right now because Elon got to involving politics. Really? Yeah. Oh, Elon owns it. Tesla? Well, Waymo. Oh, Waymo? I'm not sure. I'm not sure who owns that one. But is Waymo Uber? No. But Uber's going to be heading towards self-driving cars. So a lot of Uber and Lyft drivers are going to be out of business. That's terrible. Yeah. AI's going to replace a lot of jobs. So you need to high income skill these days. You know, doing what you do, maybe doing podcasts, whatever it is. People got to get ready for this. It's scary. How quick? Dude, it's evolving so fast. Like, I'd say three years.

Wow. In most major cities. Yeah. Because it's cheaper. People want to save money. And it's easy. Yeah. Yeah. We actually took a, we were out on a friend's boat yesterday, a ship. I actually love the tender. That was, that tender was sick. It came, came to pick us up. And then we're like, no, no, you guys leave. We're taking the boat for another few hours. And we fired up some cigars. We had a little tequila on the stern. And wow, what a nice day. That's a good part about Miami. Yeah. You could do that whenever you want. I know. We got no water in Vegas. Well, you got to come to Miami more. I know. I'll be here for our basil. That's overrated. You think so? Yeah, but there's hot chicks there, but they're all looking for guys. I'm talking about chicks a lot. It's funny. Bro, how many chicks that I pick up yesterday? This is the crazy thing. So there's a adorable little girl on the working as a mate on the

on the boat, Venezuela girl. And she caught my eye. And I said, what's your name? And she goes, my name is Gabriella. And I'm like, oh my god, because my marriage of three weeks was married to evil Gabriella. Pure, unadulterated evil. How long were you dating before the marriage? We were together close to about two years. Couldn't have been more perfect. For me, I thought she was beautiful. I still think she's a beautiful looking girl. Okay. Ecuadorian, and as I was explaining, making aliáso, she was Israeli. And she went through a conversion to Judaism. But when the time came for my rabbi to marry us, he wouldn't marry us because he said the conversion wasn't kosher. That should have been the

first red flag. And she's like, well, let's get married at the at the justice of the peace. I got it. Okay. I was like, totally never felt this way. If you've ever really truly been totally head over heels in love with somebody, never felt this way. Didn't feel this way for my first wife. Didn't feel this way for my baby mama, my second, my fourth daughter, Isabella, her mom, who's a great lady. Okay. And smoking hot. If you saw Isabella, her mother's a there's spitting image of each other, Polish, blonde tear blue eyes. But I meet this girl in a real estate conference here. It's called the real deal. Everybody does it. We went this year and we literally got attacked. And we couldn't actually move because everybody wanted to film with us, ask us questions. It was actually really cool. Okay. Really actually I'm starting to get used to people recognizing. Yeah. You get recognized everywhere. More and more. It's cool to see that the

internet content actually leads to something because you see all these numbers on a screen. And you never know how that translates in real life. How about going into a restaurant and it's full and you get a table? Yeah. There's perks to it. Yeah. Yeah. Yeah. We did that in Vegas at Carbones. And we were at the Multifamily Conference at Aria, which is every year, same there, two days, all apartments. And Carbones is getting ready to open. And it's packed, it's booked out, walked in. I think we had a table for eight, ten, best table in the house. They get like a private superhero. Here you go. No, no, right in the middle of the restaurant. Wow. Nice. Yeah. And food was good. Yeah. It's good. There's social currency going to real thing. Yeah. Yeah. Yeah. Never, never pulled that. I actually the other day I was trying to get the most successful girls. I was taking this really hot, but it's a girl out. And there's a new restaurant on the beach. Miami Beach, Chinese restaurant. And it's like a three-week wait.

So it is parked my car and it walked in. And the girl standing behind there and then there was another girl and she looked up and she goes, I follow you. And I'm like, what's your name? And she's like, I'm Ray, I'm the manager. I'm like, I know you guys are booked. But is it any way I can get a table? She said, come into the restaurant and tell me where you want to sit. Wow. And prime eight o'clock on a Thursday night. And I had a great time with this girl. But going back, I meet this girl at what's called the real deal. Well, I see her across the room and I'm looking at her and she said something, do you know me? She's probably 12 feet away. I'm like, no, but here's my phone. I would love to have coffee with you. I was the first thing you said to her. Yeah. Wow. And she took the phone and she put her number in. You're very direct. I did that yesterday with the other Gabrielle. So it's easy. What are they going to say?

No, what's the worst thing that could happen? You got the confidence and the reputation. No, just just ask. You got to ask for the order, right? You can't sell something if you don't say, are you ready to buy? So we start dating phenomenal girl works in the mortgage business. Everything in common comes to Shabbos with me. Just sweet kind. Although Adrian told me yesterday, he knew the first time he met her. She was evil. Wow. First time. Okay. But we have the fucking ball. Tell me. No, it's not that intuition thing when you pick it up. But then that's subconscious. Yeah. Some people are really sensitive to energies and usually it's woman. So I'm surprised he was able to do it. But my, my girls never wrong about people. Really? Yeah. Females have that in that instant. And she used to pretend that she had this intuition. So she becomes the exact woman

that I want that I'm drawn to. And I move her in. I move in the month later, her 14-year-old. Oh, who we've enrolled in in school. Crazy kid. She's a good kid. I still have a relationship with her. I'm trying to guide her to not be manipulated by her mom again. And all these crazy machinations go on. Get married on the twelfth. She wants me to fire Adrian on the 14th. That was a Friday because I went to go to Kohl Gables with Isabella over the dumbest thing. She started to become power hungry because I had her in here working. Every single person hated her. Hmm. Whether you met her, you hated her. Okay. And I couldn't sit. Maybe because the sex was so good,

maybe because you fucking could suck the chroma off of a fucking bumper. I don't know. I really don't know what it goes. You can edit that. Okay. That's disrespectful. Maybe the sex was so good. Yeah. So fast forward, she becomes super abusive, physically abusive. And I know because we went out and we had a five-day speaking engagement in California. And she was just doing crazy things. She was, I had to go pick her up one night drunk at a place called Javier's in Central City. Did you go take her up there? I think she was faking. Everything, everything eventually was a lie. So when I say everything eventually was a lie, every single aspect of her whole life was a lie. Wow. She created this fabrication. She has multiple personalities.

She, the, the easy side is she's a covert narcissist, but she's a sociopath. And she will do whatever she needs to do to get whatever she wants. And tell you what it is off camera, the deviate behavior was insane. Then I start talking to her first husband. Okay. Who married her at 19? Okay. Okay. Met her in Canada. She was in boarding school in Canada. Come from a wealthy family in Ecuador. He moved her to Canada. They had a child. I should have moved her to Israel. They had a child. And after the child was 18 months old, she kidnapped a child and took the child to Ecuador. Wow. Now during that period of time she bit the head off a snake because she was practicing witchcraft. What? She tortured a dog. Okay. And I'm like, don't tell me anymore. I don't want to know this. And he said that she's the most evil person he's ever come in contact with. So now there's two.

Okay. Then there's a third a guy. And he's like, here's another guy's number that she blackmailed. Got pregnant and tried to blackmail him or he she was going to go to his wife and had an abortion. Okay. And it is systematic what she does. She does the same thing over and over again. Now, it got a little crazier for us here because I gave her everything she wanted. Because I, that's what you love somebody. You want them to be happy. You know, I didn't want her to work. I'm like, you know, just go work on yourself. Go train. Learn how to play tennis. Do whatever you wanted to. Get your hair done. Look great. Go shopping. She's like, no, I want to work. And she did work hard during that period of about a year and a half when we were together prior to us getting engaged, prior to getting married. When it ends up happening from California, she gets

into it with my security team, my security guy. His name is Frank Mason. And he tells me that she tried to contract him to kill three people. Whoa. One's a public figure. One is the 14-year-old's father. His name is also Mark. Okay. Mark Miller. And he had to file a police report. She turns over to the FBI. FBI actually came the day after she fled the country. And she mocked the FBI. And she fled the country to Canada. And then she's been kind of mocking everybody. But every single thing from her hair is extensions. Her jewelry is fake. The only thing that she has that's real is the things that I bought her, shoes or purses. Every single thing about her

is fake. Wow. And she has a social media presence. And she's out there now trolling for another guy. Okay. But it got worse. I went through her medical records. Herpes. Oh, thank God. I tested positive. I mean negative, negative, negative. Thank God. That's going to flip that up. Thank God. Okay. All right. And then the stuff that she did to the kids and I've apologized to both of them. I didn't know the 23-year-old, but the 14-year-old she would go in her room and beat her. Okay. The only time I ever saw this happen is I came home one day. I come in the front door and I'm walking in and there is a vase all over the floor with flowers all over the floor. She has her knee on her and she has a pen to her neck. Little girl's name is Ziva. Okay. And then I was like, and I pushed her off. And of course she got bruised and she was like, I'm taking pictures of that. I'm like, okay, you shouldn't be attacking your kid.

I said, you want me to call the police right now? I'll call protective services. She's like, no. These are all the red flags that I overlooked. And the best thing is so she goes to Canada, then she goes to Israel. And now she's in Dubai pretending that she is a big real estate executive. She couldn't sell a dog house. Okay. And everything out of her mouth is stupid. Okay. And what she's doing is she's trying to find another guy. And I guess she's no different than a hooker. But crazy thing is the schmuck over here and you have to clip that out. Yeah. I fell in love with her. And I didn't listen to anybody. So don't let that happen to you. Wow. Is there any warning signs? It's crazy. Sex was that good, huh? Bro, didn't you know that that narcissistic people are nymphomaniacs? I can see that. I've heard

that the horniest people are like the top CEOs and stuff. Shhh. High sex drive. Great, crazy, crazy, you know. And my thing still works. So I'm okay. And that didn't deter you from dating after that? No way. The best way to forget somebody is to go have fun. Because you're in Miami. I heard it's a tough dating market out here. Best way, Mildred did respond to ready. Nice. Mildred was another girl. Yes or no? It's another girl. My man. It was another girl. So you're playing. No, I like women's company. I think better. Okay. Because they smell good. They're softer. They're easier. I don't mean they're easier. They can be more high maintenance. I have a ton of guy friends that I've been friends with since I was a kid. Like my boy, Smitty. We've been friends since we were eight or my buddy Dan. And this is a crazy thing. This guy's worth a few billion

dollars. I have a bunch of friends. So Jersey, Newark, Rutgers, you know, the IDT building. Yeah. Okay. So it's right in front of where Rutgers is, where the train comes by. I love that little street. I know it's a kosher place. I used to go there to get swarma. Yeah. I know what you're talking about. So one of my best friends is Howard Jonas, who owns IDT. Now he lives in Israel. But the funny thing is I told him all this. You know, and he's like, okay, so you pick the bad one. Now you'll pick a good one. So my friend Dan calls me. We're here the other night. And he's like, my fiance is at the one hotel. I'm like, okay, that's good. It's a cool place. He's like, no, no, no. She's there. And she's using the AMX card. And she told me she was with some girlfriends. And I'm like, okay, so she's with girlfriends. And he's like, no, I don't think so.

Because he already caught her once. And he's like, can you run over there? I said, here, as soon as I finish over here, the one's like a 15 minute drive. So go over there. I actually brought Pablo with me. And I walk in and immediately the greeter, his name was Byron. He's like, man, I follow your stuff. I'm like, thank you so much. Would you like to take a picture? Because that's kind of, you know, and he's like, yeah. And I'm like, can I show you a picture of this woman? And hold on. See if I, we get up the editors, throw it up too. So he sends me, this is the girl. I don't even find her pretty. And he's engaged too. Yeah. Okay, Ukrainian. And so I show him a picture. He goes, oh, yeah, she was here.

I'm like, is she still here? He goes, she left about 15 minutes ago, which correlated with the tracker on her car because she was heading up to Sunny Isles, which is north of Miami Beach, ones in Miami Beach. So I'm like, where was she? He goes, oh, she was back here in this lobby bar. So he walks back and I'm talking to him. And I grab a couple 20s out of my pocket. And the first there were two female bartenders, one male bar back. And the first her name was young. And I'm like, here's $20, put in your tip jar. If you don't mind, can you tell me if you saw this woman, I'm going to show you a picture. And she's like, sure, I showed her the picture. She said, yes, she was sitting right over there. And my co bartender was waiting on her. And I said, who was she with a guy? Oh, were there any girls there? No. So I verified it with this first girl young, then the bartender that was serving there. And then this guy, Byron, who was, he's like a greeter when you first walk it. And I had to call my friend Dan. And he told her to go pound sand.

Dan. And they were married or? No, they were engaged. You go off the engagement. Geez. Yeah. That's rough, man. Yeah. And he, he's like me, I'm great at business. Easy, easy picking up girls. But bad at really judging. I mean, my first wife, Susie, was she was a good person. Okay. It's not a great wife. Isabelle's mother was a good girl. Okay. And multiple girlfriends were good girls. And I never even wanted to get married again. And then I met this girl. And then it's like scary. I was thinking she was going to poison me. When I called my lawyer, I'm like, what should I do? He's like, number one, cancel your day, go get a protective order. I'll tell you what to do. Number two, we'll send your retainer agreement. We're going to have the family law department. We're going to have them

write a complaint. And then you'll fire from divorce. Did you have a prenup? I didn't need one. It's my stuff's interest. Oh, nice. Yeah. You're very much of the first divorce. Well, you've got to protect your assets. Yeah. And that's, you know, she has the access to nothing. That's probably a better method because prenups don't hold a lot of the times too. No, no. So I created a list of each and everything that I was going to do to her turn off her cell phone, turn off her credit card, turn, turn, turn, turn. And that's what I did. And she's now back to the corner. She's literally gone through her daughter's college fund, which was not very much the 14 year old. And she's going to look for a mark, not mark, but a mark, you know, someone to con. And that's what she's using doing her their social media because she didn't take off her wedding ring until I took mine off. And I wasn't sure I could take it off because in Jewish law,

you're supposed to keep it. And then I asked my rabbi. And he said, well, I didn't recognize it as you were married to her. So you don't have to get a dissolvement of marriage. You know, you just have to get one in the state of Florida. Okay. So I took it off. Did you ever ask him why he didn't do that for you guys? I did after the fact. I asked the rebates and which is the rabbi's wife. And she said, I knew she wasn't right for you. And like, and why didn't you tell me? She said, because we the whole community knew how you felt about her. And you were happy. And we didn't want to take that away from you. And we were praying and optimistic that she was actually genuine and was happy. And here's the crazy thing with those mental illnesses, no matter how somebody sets a bar, a great football player sets a bar. I want to rush for two thousand yards. I want to go in the whole thing. Okay. So they set a bar, they set their goals. And then they achieve their goals.

And that's never enough. And whatever it is, they can't be happy. They don't know how to be happy. And that's part of the mental illness. So the three people in here, one of them was cool. The other two, you don't want to meet them. Yeah. I have that issue too. My best friend from childhood has multiple personality disorder. And I really like one of the personalities. Like, that's the one I grew up with. But then he went through a lot of trauma. And there's some dark personalities now in them. Who knows how many there are. You know what? I don't understand why why people, I mean, there are ways to solve that. Okay. They used to do it in the olden days. It's called electro shock therapy. And they sedate you. And they they do, they shock your brain. And what it does is it activates different aspects of your brain to actually help you to change.

And it has a high success rate. Really? Yeah. Yeah. And for me, I'm glad that this happened now. I'm getting much better at processing it. I think talking about it actually helps. I was talking with Tiffany who wants to play tennis. Hello, rebound. Tiffany. You follow football. Yeah. Tiffany's baby daddy is bootabaker. Wow. So she has a three year old little girl, adorable, gorgeous. And she's here. And I kind of helped her with her financial plan. And he gave her a shitload of money. Damn. Yeah. She wrote, struck her check for like $3.6 million. And I said to Tiff, I'm like, he made that much money. Yeah. She's like, yeah, he had a $25 million signing bonus. I'm like, where I never saw that. And he is a lockdown. He's a better one of the

better safes than the league. Yeah. So, you know, but you know, she told me stories that I won't tell on camera. And she's from Indiana, you know, it's a lot of money in Indiana. She came here Tanner who's usually the guy behind the scenes. He goes, where did this girl come from? I go, she parked her car over there. Did she fly in with wings? Because she looks like an angel. And she's another absolutely pretty girl. But she's super smart, hard worker, good mom, and that I respect. So I told her I would teach her to play tennis. That's cool. Also, yeah, 3.6 million. She could be set for life if she invests out in the right spots. She didn't make an investment in a medical marijuana company here in Miami. And we got half of it back. We got half a million dollars back. And I'm working on getting her the other half a million back because the guys

went out and bought one-bought an event at the door. And another guy bought it. She wagged it. That's the Miami stuff with her with her money. Wow. Yeah. So the license wasn't even real or? The license is real, but they're product sucks. And they don't make the product here. They make the product in California. Yeah. So why is it a business in California? Why haven't they open up their store here? What's the issue? Yeah. So it sounds like you're not a posted dating woman that have kids. When you see the red talk movement, like Andrew Tate and Myron Gaines talk about it, they say never to do that. Well, how old's Tate? I don't know actually. Do 40? 40? It's different. It's different. I probably would have had another kid with this girl. I know she was trying to get pregnant, but I was really vigilant not doing that. And I don't think

having another kid is a good idea, but I probably would have had one with her. And that would have been like the death of me. Because at least I have a clean break. I can wish her the very best. Put all this stuff behind me. It's my choice to keep a relationship with her 14-year-old. And greater clarity. And for me, you just got to put things behind you and just move forward. But you got to learn from it. When it comes to like dating woman now, and they have kids from a previous relationship, that's not a red flag for you. You just have to be cognizant that they're going to spend a lot of time with the kids. And that for me is a good thing because I like my routine. I like what I do. I like to be alone. I like my solitude. I write all my motivation when it's early in the morning,

four in the morning, when I'm having my first cup of coffee. And that is where I find my inspiration. If she is super hot, you know, you've got the crazy hot scale. Have you ever seen that? Yeah. So if she's a unicorn, she's hopefully she's not a guy. Because of that, what he says, red and checks probably a guy when he hit the unicorn. There are some unicorns out there. All right. Um, what's the rest of the box boxes are. So she was a branch manager. They were having sex in the vault and she got caught. How did she get caught? They're fucking cameras in the vault. Okay. So we'll probably start some, some day. But we blew up on TikTok. And then we blew up on Instagram. So I find that he's bright, but he's obnoxious and he's arrogant. And I would love to talk to him. Okay, because how is he 24? He's young using his 20s for sure. So four decades, you're going to see a lot more over four decades. And you're going to know a lot more over four decades. All right. And when he makes these claims that he makes $5 million a day, you know, I just, I'm like, it's hard to make $5 million a day. Okay. It's hard to make $5 million a year

unless you're in a high-risk business like the realistic business. I mean, you can put up a tower and you can make $100 million. It's all taxable. We got to figure out what to do with it. But so I actually invited him on a podcast and said, we'll squash the beef. Come on the podcast. And I don't even remember his response. What was his response? Something stupid. Is that enough? It wasn't no. It was just like a stupid reaction comment. When you were younger, did you have a bit of an ego, a bit of that false confidence, I guess? So playing organized football from Pop Warner to high school to college, you've got to be arrogant. You've got to believe in yourself, especially when you're little like me. But I just have to be gifted with a lot of speed. And you know, I love getting hit. I don't know why. It just, but you don't really get clean shot in somebody in my size because most people are much bigger. So that gave me the

ability. It kind of revealed the courage for me. So I always was pretty daring, you know, whether my friends were like, Mark, could you go get me that girl's number or could you do that? And then during college, I started buying real estate and I started making money. And, you know, money equates with success. And then if you dream, oh, and yeah, I, you know, started getting custom suits and bought, you know, how nice stuff. And they built a nice house and bought a G4. I was, I was an asshole. I was a total asshole until I got kicked in the, in the face. And had some bad deals and I had to get back up again. And then I learned true empathy. And for me, the teaching has become my, my really, real passion and seeing all these people in our community, in our mentorship that actually don't know anything and are actually becoming successful at

doing this. And it's not hard. It's a step by step process. It's focused. It's doing at the right rate. So, yeah, it was there. Yeah, straight up. So when you got into teaching, is that when you started calling out the other teachers, the other gurus on the internet? I think that's what we first did. And I did the first reaction to Grant. We started calling some people out. And, you know, I would go through people's funnels and I would be like, what is this? You know, I would go through Tom Cruise's funnel and like, what do you get? And I said, I don't have Chase cards for any of our entities. He said, would you like one? Or would you like one for every entity? And I'm like, well, let's just get one. So, you know, he started responding. And then one day we were actually filming. We were actually eating at the dining table at my house. No, and I, I went through his funnel, put my number in and he called me. I think we had the best place all where he personally, wow, you hit on a team or something. No, he personally called me. You dumb fucking pencil neck. I'll meet you fucking anywhere. I'll fuck you up. So my COO called him. My COO signed up for his program, like a $750 program. And he made a reaction to that. Okay. So if my COO signed up for it,

I did. So I gave him the money. And his program is just an online fitness program. Okay. And Robert wants me to settle it. I don't think I can settle it. I have another friend who he goes by the fitness handle of tattoo fitness. And he trains at boxer. And that's where West trained. Yeah. And he's like, look, I want you to come in there and we'll squash the beef. And I'm like, you know, I don't think it's worth it. Okay. I don't think the guys in his right mind. Now, Spaford was a really good friend of his. And he didn't have anything positive to say. I won't go into the set. But, you know, I thought his message was actually pretty good. But it's changed.
